Eligibility for Executive Condominium:
Unlike a private property, not everyone are eligible to buy an Executive Condominium. Here are the eligibility criteria to be met:
You can apply if you meet the following criteria:
- Your household income must not be above $14000
- You are a Singaporean Citizen
- You have not owned any property, locally or overseas, in the last 30 months and you do not own any property now
- You have not owned more than one HDB/DBSS or EC flat previously
You also have to fall under one of the following schemes:
- Public Scheme: you apply either with your spouse (and children, if any), your parents (and siblings, if any), or solely with your children (granted that you have legal custody).
- Single scheme: you are applying by yourself, as a single.
- Fiance scheme: you are applying with your fiance.
- Orphan scheme: you are an orphan and you are applying with a sibling.
- If you are applying under the single scheme as detailed above you will have to be 35 years or older whilst an age of at least 21 will suffice if you are applying under any of the other schemes.
- If you are applying for either the Orphan, the Fiance or the Public scheme, then at least one co-applicant needs to be either a Singapore Citizen or a Singapore Permanent Resident.

2019 is here and what’s in store for us in the Singapore property market? Will prices go up or down, will rules and regulations change again like it was in 2018? Is this the right time to buy a property? Does investing in Singapore property still make sense? Which locations and which new launch projects should you buy? I will try to answer those questions in this blog and future blogs.
In this blog, I would like to quickly share a mind-blowing fact with home buyers and investors. In 2019 alone, there will be more than 60 new launch properties in Singapore! That’s a lot consider the small size of Singapore.
The massive supply of new property projects in the pipeline is mainly due to the en bloc fever that happened in 2017 and 2018.
So, couple with those projects that have already been launched in 2018, 2017, and 2016, a home buyer and property investor literally have hundred of projects to choose from in the Singapore property market in 2019.

The Singapore property market in 2019 is definitely going to be a buyer’s market. A buyer’s market is referring to a property market where there are so much of supply that buyers have a lot of choices and hence the power. Developers, on the other hand, will have to up their game and make their offerings and pricing more attractive in order to compete for those buyers.
So, clearly, this is a good time to be a property buyer in Singapore.
