Over the years, the high-end property segment in Singapore have proven to be popular with rich foreigners, especially those in prestigious locations like Orchard Road.

So, which are the top 10 most expensive luxury condos sold and transacted in the year of 2018?
Here is the list:
New Futura
The most expensive condo sold in 2018 is the 7,836 sqft 2 storey super penthouse at New Futura, sold at S$36.28 millions, which translate to $4,630 psf. New Futura is a freehold ultra luxury condominium located at Leonie Hill Road, developed by top class developer City Development (CDL).
Comprising of 2 towers and 124 units, the units mixed range from 2 to 4 bedroom and penthouses. New Futura is within walking distance to Orchard Road as well as very near to the upcoming Great World MRT station, which will enhance the connectivity and convenient when the MRT complete in 2021.
As of Jan 2019, New Futura is more than 90% sold, limited units 0f 2 bedroom, 3 bedroom, and 4 bedroom are available.
Gramercy Park
The second most expensive luxury condo sold in 2018 is Gramercy Park, also by CDL. Located at Grange Road, a great location which is near to Orchard Road and another upcoming MRT Orchard Boulevard station.
The super penthouse at Gramercy Park at 7,287 sqft was sold for S$24.5 millions, which translated into psf of S$3,362. Gramercy Park is one of the best selling high end condominiums back in 2017, and is fully sold now. The attractiveness lie in its location, beautiful architecture facade, as well as the big land size which offers a lot of condo facilities for residents to enjoy.
Bishopsgate Residences
Ranking on third is a relatively older condominium, Bishopsgate Residences, which is located at the prestigious Bishopsgate/Good Class Bungalow enclave.
Bishopsgate Residences is an exclusive and high-end residential development, comprising only of 31 units, completed in 2012. The penthouse of 6,641 sqft was transacted at S$24 millions, with psf at S$3,614.
Nassim Park Residences
Located at Nassim Road, it’s in the most prestigious address in Singapore, alongside with Ardmore Park. Nassim Road is just off Orchard Road, and it’s where some of the most expensive Good Class Bungalows are to be found.
Nassim Park Residences is one of the nicest and posh condominiums at Nassim Road. Developed by reputable developer, UOL, this freehold, ultra luxury condo only has 100 units, and all of them are large size 4 and 5 bedrooms.
In 2018, a 5 bedroom at 6,932 sqft were sold at S$20.8 millions, which is one of the most expensive properties in Singapore in 2018. However, it’s not the highest price ever transacted at Nassim Park Residences. The highest transaction here is S$27.52 millions transacted back in 2012.
The Nassim
Another super high-end condominium in Nassim area, The Nassim is located at Nassim Hill. There are 2 units at The Nassim rank in the top 10 most expensive condos in 2018, and that goes to show how high-end and luxury this condo is. One is sold at S$19.6 millions and the other one sold at S$17 millions.
In the exclusive Nassim Hill location, The Nassim is in the tranquil and serene location, and yet short walking distance to the bustling Orchard Road where it offers abundance of amenities, entertainment, dining and lifestyle options and many more.
Also, another key selling point is its big land size, where it houses some very posh and exciting condominium facilities for residents to chill out and enjoy.
Boulevard Vue
Boulevard Vue is a high-end luxury condo by the biggest developer in Singapore, Far East. Located at Cuscaden Walk, it’s in close proximity to Orchard Road and Orchard MRT.
Most units at Boulevard Vue are of bigger size and many are asking for sky-high prices like S$61 millions. However, the 2 units that were transacted in 2018 are 4,478 sqft are both were sold at around $18 millions each.
Boulevard Vue is a high rise apartment, perfect for those looking for fantastic view and yet short walk to Orchard MRT and Orchard Road.
Marina One Residences
Marina One Residences is the only condo on this list that is not in district 9 and 10, and also not a freehold property. Located at Central Business District in Singapore, it’s a joint venture between the government of Malaysia and Singapore.
Marina One Residences is also a mixed development comprising offices, high-end residences, as well as commercial elements like retails and restaurants.
High-end properties in Central Business District are catching up in terms of pricing and level of luxury to the traditional luxury locations like district 9 and 10. Also high-end condominiums and apartments in or near to Central Business District are Wallich Residences, South Beach Residences, and the upcoming Midtown Suites.
Le Nouvel at Ardmore
Last but definitely not least on the list is Le Nouvel at Ardmore. The unit that transacted in 2018 at Le Nouvel Ardmore is a 4 bedroom at 3,907 sqft, sold for S$16.8 millions, with psf of $4,300. In terms of psf, it’s one of the most expensive in Singapore.
Le Nouvel Ardmore is designed by multiple award winning architect Jean Nouvel, and is located in the super prestigious Ardmore Park. It’s definitely one of the most high-end condos in Singapore, and it has the pricing to match that luxury. For those ultra rich seeking for the best of the best property in Singapore, Le Nouvel at Ardmore has to be on the list for sure.

Looking at the list above, we can see clearly some of the characteristics those most expensive condos have in common. One clear trait in common is that all but one of the top 10 most expensive luxury condos are located in district 9 and 10 near to Orchard Road.
